Industrial Zoning
Industry for the MBSA area is heavily concentrated in this BPK 1.2 (refer to Rancangan Tempatan MBSA 2020). The existing use of 797.45 hectares of industrial land located in Sections 7, 15, 16, 21, 22, 23 and 24 is maintained. However, labor-intensive industrial activities are encouraged to move out of this BPK to other areas. Research and development-oriented high-tech industry activities and capital-intensive industries are encouraged. The establishment of new industrial activities is encouraged in the Bukit Raja industrial area in Section 7, especially on vacant lots. Conversion of vacant industrial building activities to suitable uses such as recreational activities and wholesale sales centers is encouraged. The development of new industries in vacant lots will involve a total area of 41.83 hectares. Continuous monitoring is proposed on the activities of the CCM industry in Section 16 to ensure the comfort of nearby residents continues to be guaranteed.
Unplanned industrial activities along Jalan Sungai Rasau, Section 16, 17 and Section 22 will be upgraded to planned industrial areas by complying with the conditions contained in the Minimum Technical Guidelines for Unauthorized Factories of the State of Selangor. A detailed study needs to be done to assess the suitability of each of the industry activities to continue to be maintained in the area.
